5% energy surcharge is added for running air conditioners 24/7.
A deposit of 25% is required for reservation. Deposits and the balance 30 days prior to arrival.
( $1,000 refundable deposit for events or weddings, $1,200 events with children.)
Early morning arrivals (Between 12 am to 6am) will be charged full night.
We prefer checks, but can take credit card. Checks must be received within 10 days of making reservation or reservation dates will be open again. No cashier's checks!

The swimming pool is shared with other guests at villa compound. If privacy is an issue please contact me.

Christmas, New Years, Easter, Independence Day (July 4), Labor Day, Thanksgiving, President's Day, minimum rental are 8 bedrooms.

Credit Card is required for deposit. Rental of the Villa (main house) is for 10-12 Guests; each additional Guest will be charged $40 a night. There will be a $50 daily surcharge for each person not listed on the registration.
- Only registered guests on property .
- Small weddings of under 25 persons are allowed if the entire villa is rented for a 5 nights. There is a fee for less than 5 nights, and more than 25 persons. A Wedding planner is also required.

Villa Orleans accepts dogs for a surcharge of $200 per stay (subject to change).

No large dogs, pit bulls, doberman pinschers or Akitas.

We do not rent to anyone under 25 years.

Any damages to rooms and contents will be accessed and charged to the credit card.
- Smoking inside Villa is considered damage and guests will be charged $150 per room with smoking odor, as everything in room will need to be washed.

House must be left in a reasonable condition, a fee ranging from $100 up to $200 will be applied if left "trashed".

Cancellation policy is 15 days prior to arrival date at which point deposit is non-refundable; but if we rent it, we'll return your deposit.

Deposits made to reserve holiday weeks are non-refundable.

VISA and MasterCard, Traveler's checks accepted, but there's a 4% surcharge for deposits refunded.

Payment with check requires that you send your check 10 days before your arrival.
